- Real estate transaction parties — in the course of a real estate transaction, your information may be shared with other licensed agents, brokers, title companies, lenders, inspectors, and other parties as necessary to complete the transaction.
- Legal requirements — I may disclose your information if required to do so by law, court order, or in response to a valid request by a government authority.
- Professional licensing bodies — as a licensed Georgia REALTOR®, I may be required to maintain and disclose certain records to the Georgia Real Estate Commission (GREC) or other regulatory bodies.

reCAPTCHA collects hardware and software information, including device and application data, and sends it to Google for analysis. This data is used to determine whether the user is a human or a bot.

Important: No method of transmission over the internet or electronic storage is 100% secure. While I strive to protect your personal information, I cannot guarantee its absolute security. If you have reason to believe your information has been compromised, please contact me immediately.

Data Retention
I retain your personal information for as long as necessary to fulfill the purposes described in this policy, or as required by law:
- Contact form inquiries — retained for up to 2 years unless a transaction is initiated
- Transaction records — retained for a minimum of 3 years as required by the Georgia Real Estate Commission (GREC) and applicable law
- Analytics data — retained by Google Analytics per their default retention settings (up to 26 months)
- Email correspondence — retained as long as necessary for the purpose of the communication or any ongoing relationship
When information is no longer needed, I take reasonable steps to securely delete or anonymize it.

Your Rights & Choices
Depending on your location and applicable law, you may have certain rights regarding your personal information:
- Right to access — you may request a copy of the personal information I hold about you
- Right to correction — you may request that inaccurate information be corrected
- Right to deletion — you may request that I delete your personal information, subject to any legal obligations to retain it

- Right to withdraw consent — where processing is based on consent, you may withdraw it at any time
- California residents (CCPA) — California residents have additional rights under the California Consumer Privacy Act, including the right to know what personal information is collected, the right to delete, and the right to opt out of the sale of personal information. I do not sell personal information.

Children's Privacy
This website is not directed to children under the age of 13, and I do not knowingly collect personal information from children. If you believe a child under 13 has provided personal information through this site, please contact me immediately and I will take steps to delete that information.
